One of the most frequently asked questions that is put to an Estate Agent, and if I had a pound for every time I have been asked I would be a very rich man, is “ I am looking to move- should I put my property on the market before I set my sights on a particular property to buy or wait until I find and then put my property on the market?” My answer, for the past 35 years, has always been the same. “Market your property then begin your search” This advice has never been more important than in the current housing market. My top 5 reasons for giving this advice:-
1. If you find first before putting your property on the market, it puts a lot of unnecessary pressure to sell quickly which probably isn’t an enjoyable experience.
2. The temptation due to needing to sell quickly is to take a price reduction for a quick sale and not maximise the best price for your property.
3. You will always be considered a more serious buyer by an agent or a seller and get to know about new instructions due to being on the market.
4. We are in a slower market where I do not feel anyone can guarantee a quick sale.
5, We are currently in a ‘buyers’ market’ seeing a lot more properties available to choose from so once you have sold it puts you in a stronger negotiating position to get a better deal.
